Environmental Site Assessments
Due to increased government regulations and expanding liabilities, most lending institutions now require Environmental Site Assessments to be performed prior to commercial or industrial real estate transactions. Our personnel are trained and knowledgeable in all phases of environmental assessments. Different types of assessments available Include:
Phase I:
A Phase I assessment is the most common environmental assessment performed for commercial and industrial real estate transactions. The Phase I consists of a thorough site investigation, a historical records check, and a regulatory review in order to identify any recognized environmental conditions which may impact the property. No sampling or analysis is conducted during a Phase I.
Phase II:
A Phase II environmental assessment is conducted when the Phase I indicates potential environmental contamination on the subject property. Sampling and analysis are conducted during this phase. The Phase II may include sampling and analysis of soil, ground water, asbestos, lead, or petroleum products. A summary of the analytical results is generated and confidentially submitted to the client.
Phase III:
A Phase III assessment is intended to evaluate the data compiled during the Phase II. Based upon the evaluation, a cost estimate and detailed sampling strategy are developed for one or more remedial alternatives which address the contamination on the property. At this point, the contamination is remediated and disposed of in the proper manner.
